There are many types of rental units in Iowa City and Coralville. The cost of rental housing varies widely depending on the age, size, and location of the property. Units that are older or located farther from campus are generally less expensive than new rental units.

Expect the following for most rental units:

  • Tenant usually pays at least some of the utilities.
  • Leases are usually 12 months. They start in early August, and end in late July but are not a full 365 days.
  • Subleasing is generally allowed, but there are likely forms to be completed and fees to be paid. Check the lease for the sublease policy.
  • Most property managers do not allow pets.
  • Most complexes have off-street parking for renters but fees may apply.
  • Many complexes have coin laundry (washer/dryer) on site
  • Rent is due on the first of the month, even if it is a holiday or weekend. Penalties may be imposed for late payment.
  • Security deposits are typically equal to one month’s rent, but can be equal to two month’s rent

Leases are legally binding contracts. Student Legal Services provides free lease reviews to students.
